why is my lender saying that on a home flip, that the owner who is flipping has to have it for 90 days before selling unless its bought cash. TIA

my question is, if I ask for a 100k hard money loan and the agreement is 6 months, hypothetically let's say my flip takes 2 months, how much would my monthly payment be?

I'm moving to San Antonio in the next month and I'm considering doing house flips full time with no experience. I've done plenty of research online and believe im ready. I'll have about 25k in cash to invest. My question is should I consider getting a hard loan or investing in a cheap house. TIA
