My realtor told me something completely different! She said they’re not issuing any new permits in 2022 and that it’s unlikely that id be able to get an Airbnb in Davidson county! I’m looking to arbitrage a property though. We can’t do that in Nashville right?

Hey Denver Real Estate Friends.
Currently in Nashville, where the attack on Airbnb is REAL. absolutely no STR permits to be issued in 2022.
I’m looking at Denver as an option to get started with my first Airbnb. My question to y’all is, is arbitrage legal in Denver or surrounding cities?
I have $20k liquid, a 740 credit score, and I’m ready to get my feet wet. Is Denver a good option for someone like me?

Thank you for your reply!! From what I understand, the unit must be “owner occupied”. If I rent the entire property via arbitrage, would I also be allowed to live on property as a renter, not an owner?
