The equity gap can definitely be a challenge but there are still deals out there - typically with homes that were purchased in early 2022. So far I've had success with three deals and the equity gap was $20-45k for each of them and the rates were 3.125-4.25%.

I love finding VA Assumption Loan deals and have personally secured one so far as a rental property with a 3.3% interest rate. I've come across another deal where the cash to close is roughly $22-25k and will secure a 2022 five bedroom home with a 4.25% rate. Current comps rent for $2450+ and the mortgage + HOA is $2180. Any agents have a client looking to invest in Tennessee?
*the only reason I am not pursuing is because the home is located directly across from my current investment property and I'm looking to diversify my investment locations. I've toured the home and it is impeccable!
