@Julie Marquez It's easy to get obsessed with one of the few things you can control.  You can't control interest rates, deal availability, contractors, city permitting, renters, etc.  But you sure can control whether or not you go out or add the money to your DP fund :)

@Julie Marquez  What's your why?  Why are you saving money?  Why do you want to get into real estate?  Focusing on the why allowed me to let go of the simple dollar tracking.

Do you have a circle of friends that like to do the same things as you and have the same financial habits and goals?  Or are you saying no to fun with friends because they just want to go out and spend?  I found that having like minded people around makes it so much easier to stick to your financial goals and realize your life is not deprived (or you could always be the one to start the fun low cost traditions).  

@Kory Thaut It's funny, the MMM blog actually helped me let go of the focus on the money side, and focus more on quality of life.  

@Thomas S. special thanks to you for actually answering my question, and doing it so professionally. I've learned a lot reading your posts so please consider this a general thank you. 

@Thomas S. It appears my question was misconstrued. I was trying to determine if the on site owner should be identified in the ad, at the time of showing, or at another time. I was curious as to other people's experiences and best suggestions. Thank you both for your thoughts, I know they come from years of land lording success!

Hey fellow house hackers, when do you tell a prospective tenant that you are the on-site management? We just put our first unit for rent in a four unit property  (great timing, I know)  and have the first showing tomorrow. I didn't mention on-site management in the ad, and I'm wondering if I should mention it tomorrow? Any advice would be appreciated, thanks!

We're currently doing prefab granite on a higher end rental. The prefabs are $110-$350 for a 9 ft section and include a 6" backsplash. We end up with enough material for a bathroom vanity as well.   Prefab is way easier for the installer too, so you should save on some labor if you can find s local supplier and go that route.

@Miki S. I'd add that once you start looking at properties don' t just do the deal analysis, do the full risk analysis as well. Come up with a plan for everything that can go wrong and rank it by likelihood. You'll be prepared to tackle those risks/fears instead of just ponder them. You'll also deeply understand your personal risk tolerance.

@Ryan Hurd we just did this, but couldn't use the fha loan because of the new self sufficiency requirement. We sold our house for the down payment. Definitely the way to go, especially in an expensive market where it's hard to break in. Even if you can't go fha you have the advantage of an owner occupied loan.
