Thank you! I ended up replacing part of the roof. 

Hello. One of the bathroom fans leak every time it is raining and windy. Had someone come by to check it out and said the back of the house needs a new roof. Roof is from 2014 but was told it was applied incorrectly. The back of the house has a flat roof and there was no ice and water shield and plywood was never nailed down. Has anyone had a similar problem? If so what did you do?

Hello! I live in an extremely hot market where houses are going over asking, appraisals and inspections are constantly being waived. I have noticed that a lot of new construction mainly apartment complexes have been going up in my area. In your experience what does an increase in apartment complexes do to housing prices in area?

Hello! I am also from Long Island. I would love to help you. Long Island is a very "hot"  market right now. I am sure that you know that. A lot of people are moving from the city to Long Island right now. Have you ever thought about taking a HELOC out on you home and investing in a flip? After flipping a residence then using the money that you have made on it to use in investing in a long term rental that needs to renovated so that you can do the BRRR method?
