If it were me, I'd probably sell it to have less of a headache (managing renters) and maximize the profit of the work you put into the property. If you rented it, were you planning on only allowing a month to month renter if you were planning to sell in under a year? You'd probably need to disclose that to any potential renter, and I wonder if it might make it harder for you to find someone who is both qualified and also willing to move out in 6 months.
The market is still hot, but it does seem to have started to begin the process of swinging back to a more normal atmosphere (at least in my area). I'd hate to miss out on getting max profit off the investment. Plus with the proceeds maybe you can roll those into something that would net an even higher monthly rent and make more in the long run.

Hi Zachary, my office (Keller Williams in Horsham) is having a free virtual career night on February 17th at 4pm. These events are really helpful for getting an understanding of what the career of real estate entails. I attended it myself when I first got licensed and found it really helpful for answering the questions I didn't want to ask, like how to handle contracts, where to start looking for potential clients, how to actually build a business instead of constantly seeking the next deal, what kind of education/mentorship I could get once I joined a brokerage, etc... I highly recommend tuning in if you have time!

I am not an expert but would keep this deal going. But keep in mind many title companies are closing for the time being. My husband is a Realtor and has to postpone all pending settlements and at this time, his brokerage hasn't given a date to use as a start date for rescheduling them. Just something to keep in mind! Good luck, we have an investment property in a rougher area (Frankford) and I hope the point you made about people seeking out those C-D neighborhoods ends up happening as I anticipate ours being a bit tough to rent once it's done reno based on location.

My first question would be what kind of budget you're working with, and then how realistic the location would be to whatever you need to do in your daily life (like get to work). I have heard a lot of people finding good opportunities near the universities (like Temple) to do something like this since there are always going to be renters looking in those areas. We have not lived in any of our rentals but own a few multifamily units in the city. We have had luck in the West Oak Lane area in terms of finding decent properties as well as decent renters. I'd check the zoning and permits as someone else mentioned! But moreover as the landlord I'd wonder how seriously the person has looked into doing this, whether they'd actually last through an entire lease term or if they'd up and leave you after a month or two.
