Hey Moe, 

You are correct! DSCR stands for debt service coverage ratio and is the ratio used to qualify properties for this loan program. You take the monthly rent of the property and divide by the expenses (taxes, insurance, HOA, and projected loan payment). To qualify for the loan program the DSCR ratio has to be above 1.0 which means it is cash flow positive. Interest rates will depend on a handful of factors like the DSCR ratio (the higher the better), leverage, credit score, asset type, pre-pay, etc.  A loan officer can help you run the DSCR and provide prelim terms for prospective properties. Have not yet looked into transportation or lodging for period outside the conference dates.  

I do not golf or pickleball, but I love scuba/snorkel and site seeing.  

I've done Xplor, Cenote, Chichen Itza, and Tulum ruins — all of them I'd recommend! I might suggest renting a car, if my memory serves me correct they are all 1-2hrs outside of Cancun.

BPCON is booked and getting excited!! This will be my 3rd year. Curious when everyone is flying in?  It may be fun to organize a meetup before the madness ensues, ha.

BPCON 2024 is booked! I'm wondering if anyone plans on going a day or two early and wants to meet up? It may be fun to organize golf teams and/or pickleball groups.
