@Robert Spencer...thanks for the feedback. If the appraisal and inspections go smoothly I will be living in the house with a roommate and fulfill the loan obligations. As long as I get a roommate who can pay 600 per month, I will be paying close to the same amount I was paying where I live now. Of course there will be added expenses of buying a new home-furniture, etc. But I will try and keep the costs down to save up more money for a conventional investment loan with no strings attached for the house.
@Brent Coombs I am giving up a good place, $500 pm in Rocklin. A great neighborhood and beautiful home. But my hope is that I am moving forwards not backwards. Making educated guesses.

Dear Charlie, you seem pretty judgmental in your response towards me. Here I am trying to make my way through this investment world as a newbie and you want to criticize and put me down. "that speaks volumes about you" comment was out of line. You do not know me from atom and have no idea what kind of character I have. To me you sound like a grumpy human being whos advice giving tactics hit below the waist. Good luck to you, sir.

Hi,
I was told I have to live in the property I just purchased for a year until I can rent it out, as that is what the loan contract states. Has anyone heard of this? Does anyone know how I can get out of this loop whole? Do you know the consequences for renting out the entire property out sooner then a year? I plan on getting a roommate once I move in to help with the mortgage.
I purchased a home in del paso heights for 169900 at 3.5% interest for thirty years. Payment will be 1100 a month. This was going to be my first buy and hold property. I decided not to say I was buying it for investment purposes to avoid having to put down 20% to purchase the home.
Any input is appreciated~
