How long after move in should I give the tentant to transfer the utility to their name?  Do I need to put in the lease?  In return can I require them to leave the utility on for 5 days after they move out? Thanks

Thank you everyone for your information and  advices. @Kenneth Garrett yes, I would believe with you that people are entitled a second chance in life.  I will keep that in mind.  Thank you for your thoughts on that.

Thank you for your response.  I have been watching the videos on your website.

I would like to ask for instructions on how to handle the Cosign Rental Application package.

2 College students want to apply but they don't meet the financial/income requirement.  They said the four parents can and would be willing to cosign the lease.  My question is, would you recommend both sets (4 people) of parents to fill out the Co-Signer Rental Application   separately or do I just need 1 co-signer (either dad or mom) for each tenant?

Also, is the Tenant Application form different than the Co-Signer Application form?

Thank you so much in advance for any knowledge you share on this subject.  If you can list the steps of the application process it would be very helpful.  This will be my very first rental unit and I will document every piece of information I am learning along the way.  Thank you for taking your time to post your information.  I love and have learned so much from this BP forum.

My property is in a college town so the chance of renting to students/roomates are high.

My duplex is scheduled to close in 2 week & I don't foresee any problem with the loan.  Can I go ahead taking tenant application & start credit & background check?  I appreciate any information on this topic.

I also wanted to change the lock for the remaining 2 tenants's safety but they don't want to pay for the new keys stating the one who left need to be accountable for his actions.  How do I deal with this issue?  Just to give them the new keys?
