Back to my first question about removing the tenant (1 of 3) off the lease, if we can't get in touch with him to sign anything or to get the key back.  What should I do?

Thanks Erica.  So I can make the tenant pay for water & trash right?  I am renting out a duplex in Norman.  I am not sure if the landlord is required to pay water/trash but saw a lease from the seller who sold the property to me paid for water/trash for the tenant.  I am not sure it is mandatory or not.

Do you know if the landlord in OKC (or specifically Norman) is required the trash or water or both to stay in their name (the owner).  The unit is half duplex. Thanks 

If you have used the free services of the landlord software at www.turbotenant.com please share your experience.  Is it safe & reliable?  They offer the free services  include the rental listing, online application, tenant screening, online rent payments.

What is the best way to handle the security deposit of that leaving tenant?  The lease said to automatically deduct $45 for carpet cleaning when the lease end.  Do I have to return the remaining amount to him?  (Previous owner collected $99 deposit that was transferred to me).  Thanks

Thank you so much for your information.  I am so new to everything.  

I am new to the landlord business.  I just bought a property & inherited 3  tenants in one unit.  One roommate wants to move out & be off the lease.  The lease is valid until 31 Dec 17.  2 other roommates have no issue with the removal but they may find a new roommate.  Please let me know what I need to do or what forms I need to use in this case.  I am living in Oklahoma.  Thank you.
