I wouldn't be discouraged, though I suggest you change your approach. I wouldn't like for someone to ask what I'm doing with my money either, that's pretty rude.

The selling agent had already stated/negotiated her commission when the seller signed the listing contract. Usually a realtor says they get the full 6% commission if they bring the buyer.
In that case, unless the selling agent specifically agrees to reduce their commission, and signs a legal document stating so, it won't do you any good to forego using a buyers agent.

Look into umbrella insurance as a way to CYA on your rental.

The style of the updates look great, however the lack of professional photography is not allowing all of your updates to shine. I think you did great selecting finishes that will appeal to a wide range of clients.
Some problems I see are:
Lack of curb appeal. Dull yard, dumpster in picture, etc.
Why are the 2 windows above the garage different styles?
Pictures are choppy, out of order, and don't give any clue to the layout of the house.
All the small stuff inside that everyone else mentioned - clean, light fixtures, switch plates, etc. Looks like you're trying to sell a project that's 90% done instead of a "turnkey" property.
What is that red stain on the master bathroom countertop? It really stands out and just looks bad.
No pictures of backyard.
No dishwasher. Are you including one? That empty space in the kitchen is ugly and again makes it look unfinished.

Sorry to hear about your delay.
We are schedule to close on a property in West Orange County on 9/13. We're looking to push it back to at least the next day, that should give us enough time to inspect the property prior to closing.
