I think IREM is a great organization (and I believe the largest PM organization in the world).

Quality education, events, etc.

The CPM designation is very well-regarded in the industry too, if you have the interest / dedication to achieve it.

I have seen these.

In Montana they did lead to some problems for some landlord / tenants.  A Montana tenant advocacy group got them quasi-outlawed a few years ago (technically they could still exist, but have to be specifically chosen as a default option by the tenant).

Up until that point they were relatively enforceable, however some judges really didn't like auto-renewals and would rarely, if ever, enforce them.  It was somewhat at the mercy of the judge you got if it became an issue.

Escalation clauses are in the same boat (courts in Montana threw them out).

I see usually between $50-100  per unit, per month.

SFR closer to the hing-end of that, depending upon what all you consider to be maintenance, age of home, etc.

I agree with James, but usually use other calculations in determining the best properties to buy.

I'm guessing it is probably because they use different data providers for credit and criminal. 

I know this can slow up the process, and a main reason why we opted to use the same provider for both.

Agreed, although most of those items can be obtained through automated methods.

The past landlord, and possibly the employment verification (some information may be on a credit report) usually take the longest.

Remember:  Most good tenants do not need to move immediately.  And a vacancy is better than a bad tenant.

Now, that said I do think it is possible to do a thorough tenant screening in less than 2 days.  But don't get wrapped up into taking money / accepting someone immediately.
