you need to compete with seasoned wholesale people. they usually go upto a certain level where they can make a substantial profit, so expect to bid higher in your first time to shrug them off. Also need to bring cashier checks in 100s to the maximum payment as they only accept cash or cashier checks. Sit in the front if you are not loud so they can hear you as they move quite fast. Do not expect to buy in good areas as demand for up and coming areas are quite high. My advice, go sit there a couple of times before you really go for it.

I have a traditional loan in my primary house. I do not want to sell it just now. I wanted to invest in a secondary property that can double up as a rental (MFH). Can I buy a land using self-directed IRA, then build using hard currency loan and finally refinance with a traditional loan when my primary house is sold?

@Jon Sanborn thanks. In Brewerytown, I've been to Girad street and 29th where I think a lot of developments has happened. How about the area around Girard College? Are any new developments going on there?

I am looking to buy a multifamily unit in Brewerytown for living + renting. The primary intention is living, secondary renting and tertiary are to become a future investor in the area. Just would like to find a 3 story shell in a block or closer to some blocks already gentrification happening. Any pointers to find properties fall into such category is appreciated. Also, would like to get in touch with a rehab management company that help me out with the process.
