Hi Beth,
I have a property under contract. Its actually two parcels -- front is 3/1 cottage and rear is 2/1 garage apt. I plan on using them both for short term vaca rentals in Savannah, GA.
I managed vaca homes for sometime in SAV and the return is much stronger than long terms renters, you get paid up front, and take a deposit in case of incidentals.

My name is Laurie and I am an Associate Broker in Atlanta, GA. I have a background in historic rehab and have renovated and built smaller homes in Savannah. I had a vacation rental biz in Savannah and am great with creative marketing strategy.
I am now looking to work for investors helping manage the construction process that rehab entails. I also would like to pick up some deals myself. I am looking for private money for my own fix and flips and holds.

I would pull info directly from the property manager who was managing the home and present it that way. Be sure to factor in all expenses as there can be much more wear and tear on the systems (think guests leaving the doors open at your beach house in the dead of summer, extra insurance for liability and flood,and generally a bit more wear and tear). Also factor in your fees from Airbnb, VRBO, and property management folks that come in.
I am excited to learn banks are being more accepting of vacation rentals as a legitimate income stream - thanks for all the tips, y'all!
