@James Carlson I totally agree with that analysis!
I'm primarily looking at unincorporated Adams (Sherrelwood, twin lakes and north Regis) but still open to Arvada/wheat ridge/centennial. We have a STR in Sherrelwood that is performing well but it feels like that market is starting to saturate.
I’ve seen a few properties that make a lot of sense in Westminster but I don’t think I have the heart to invest the time and money only to be potentially regulated out of business.

@Matt M. Thanks, Matt! That is super helpful information.
I'm considering Westminster for my next STR but the uncertainty (especially around grandfathering) makes me nervous.

@James Carlson sorry for the late response - I didn’t get a notification. Thanks for the info!
Is there any update on the status of STR regulation for Westminster?

Quote from @Alexa Ferguson:
Does anyone have a recommendation for a great interior designer in the Denver area who furnishes Airbnbs?
Thanks so much!
Hi Alexa, I just finished up our project with an interior designer from Thumback! He was great and worked with us from the brainstorming phase through our first listing. Brian's link is below, as well as our listing so you can check out his work! Feel free to tell him I sent you. Good luck!

@James Carlson Great info, thanks! Any rumblings regarding the grandfathering of existing STR's?

@Alexa Ferguson Hi Alexa, I'm looking at a couple properties in Sherrelwood for STR. I have a couple questions though and I would love to connect!

@Robert Herrera that’s very impressive! Have you found a specific niche or just whatever makes sense?

@Scott Dongjin Lee Thanks for your service! It's very easy to fall into the trap of paying off mortgages. Even though there are potential psychological benefits (i.e. peace of mind), IMO the financial benefits simply aren't there. I always ask people that are hell bent on paying off mortgages, what's your rate of return in that investment? And the answer is always 0%. Your house will appreciate (or do whatever it was going to do) whether you have 95%LTV or are paid off completely. Why not use the money to make money?
Here’s a perspective shifting article that explains the concept in much more detail.

@Erin Spence thanks for taking the time to write such an informative response!
I will absolutely check out that website.
In your campaigns, have you had a specific strategy that has paid off? What types of things are you looking for before sending out your flyers?
Thanks again!
