Clint - Has anyone responded? I live about 45 min from Monticello and would be interested. Can you send me some details.
I like to do things correctly so I would get a local home inspector to inspect and point out all issues before buying since this will impact my rehab cost. Besides if you plan to sell, the buyer would/should get their own home inspector and he/she would spot the issues.
Came across an auction site, Pro Auctions Services, and was wondering if anyone has heard of or used them. I am not associated with them nor advertising. Just wanted some feedback.

Gerald - Have you thought about partnering up. What type of properties are these only costing 20K?

Thank you all for the feedback. Guess I'll have to drive some of the areas to get a first hand look. I'll also touch base with some realtors.
Karin: With some of the prices I've seen for multi-family properties, I kind of figured they were in war zones

With little to no opportunities here in Dutchess county NY, I was looking at Waterbury CT which is only about 50 min from me. Any insight on this area would be greatly appreciated.

Maybe it's me, but as an IT guy for over 20 years, I think 1000 dollars is quite high for 2 domain names and website hosting. You can have websites built to do the same for a lot less. Do you think Cameron builds the websites himself. I wonder what percentage of the successful BP members have attained their success using iflip.
As @Demos Loizides mentioned in and earlier post:
You can get free POF letters from several transactional funding sources. He says his 3% transactional funding fee is low compared to 5% that most others charge. I haven't seen anyone else charging more than maybe 2.5%, plus a few hundred dollars for processing.
I guess it boils down to: Whatever works for you. Just my opinion.
