i am rehabbing a house that keeps getting vandalized. at first they just stole some copper from the AC but last night they pulled copper from hot water heater and the whole house is flooded.

I'm thinking about installing a monitored alarm and just use that as a selling feature when i sell it.

any advice would be appreciated.

If I put bandit signs out every friday night in the same places (very high traffic areas) but take them down every sunday night, am I wasting my time? Do they need to be up more than two days at a time to have an effect?

I am about to start a project on a house and my contractor says that instead of replacing the current roof he can do a "nail over" of new shingles on top of old.

have you ever done this? is there a problem with doing this?

I know lenders in my area will do it, but the borrowers already were preapproved through Chase. i think I'm going to offer them man incentive to use my preferred lender.

I just got a purchase agreement on a flip house that I've owned for less than 90 days. the mortgage company that the buyers are going to use is Chase Bank.

Do any of you flippers know if Chase will lend on a house that hasn't been seasoned for 90 days? if not i need to tell the buyers to find another lender..

I have online access to probate files, but the address that is showing up for the Executor is the same address as the probate attorney.

What is the best way to get the executor's address? Can i call the probate attorney to get it? Or should I do some sort of address look up online?

I'm about to start a new rehab on a starter home in an older neighborhood. It is a nice quiet neighborhood. Not a war zone but not really upscale either. the ARV will be $100k.

The house doesn't have a dishwasher. My question is whether I should worry about having one installed. I personally don't know how people make it without a dishwasher, but I also don't know how people live in a 1300 sq ft house with only one full bath either.

So what should I consider before deciding whether to do it or not?
