@Michael Chase Listen to what @Dev Horn has to say as he really knows what he is talking about. An additional note is that sometimes the post office will print the forwarding address on the envelope. It's easy to miss if you aren't looking for it. I would then update my list with the new address and try sending it there with the next batch.

You can use the standard real estate contract if to wholesale. They are assignable.

Real prospect looks like a really good piece of software. From what i've seen in the videos it has a few more features then mine does and might be a bit more mature (I.e. less bugs).

@Stephen R. I'm like you and got overwhelmed with keep up with my mailing schedules. Sure it is easy when you first start out and are only mailing to a handful of lists. After a few months though you spend more time organizing and keeping track of which goes out, which are new, which letter to send....ahhh I'm getting frustrated just remembering the feeling.

If you know excel pretty well or have a few bucks laying around you can get someone to create a simple excel macro that will generate a mailing schedule. I envision it something like this...

Sheet #1: Type in your list name, date you want to start sending out mailings, how many total letters you want to send and how frequently (i.e. every 30 days)

Sheet #2: Calendar View

The macro that you had made (or did yourself) will take the information from Sheet #1 and put the mailings into the correct calendar date on Sheet #2.

So you can now just look at a specific day on the calendar and see which mailings are set to go out. Then when they go out just cross off the entry on the calendar view (Sheet #2).

Having something like that created for you shouldn't be that hard.

I'm a software developer myself so I went way over board and developed an entire application for myself that essentially does that, but on steroids.

@Isaiah Suber I live in New Jersey as well and from my knowledge of bandit signs they are illegal all the time. The weekend thing comes from the fact that the ordinance police don't work on the weekends so they will never catch you at those times. So if you put them out Friday night and pick them up Monday morning then you'll skate free.

Some towns are more strict then others when it comes to enforcing the ordinances. I really hated hanging signs and the thought I was doing something illegal so I've stopped doing signs all together.

I'm in the beginning stages of figuring out which accounting software to use and i've heard some recommendations for Xero.com. If anyone has used that before I'd like to hear some reviews from an Investor.

Many times we just use the standard NJ real estate contract. You can probably get one from a Real Estate Agent or download one off the internet.

That was the same scenario that happened with me back a few years ago. The early success slow drastically though. I've settled in at about 6% now.

Hi Gregory,

It's important to figure out which marketing strategy you want to use to bring in the seller leads. Don't worry about picking the best one, just pick one that fits your personality best and go with it. I say this because if you just don't like hanging bandit signs, then don't do it. You'll put more effort into something you like doing.

There is only so much "figuring out" and "answers" you can get before you get started. To be honest you'll never truly understand the answers until you experience wholesaling first hand. How can you?

Basically, you pick a strategy, learn a few ways to minimize your risks and then start contacting leads to find motivated sellers. Then the learning and answers will come.

Many people love Zoho CRM. I haven't tried it myself because I created my own software, but it's fully customizable and not that hard from what I hear.
