Post ads at a local college or community college.  Kids need cash.

Otherwise hang out at the Home Depot when it opens, that works sometimes.  

Craigslist could be hit or miss.  

Drive around the neighborhood and find another crew that's finishing up a job and try and get some of them to do some side work.

CCIA, WCRT, and there's a few others closer to the city too.

Come out to CAREIA, it's in Lisle this coming Monday night.  It's a non profit group.  A lot of the members are active in the Dupage market.  

We'll talk about about the "rules" of real estate when you show up.

Sounds like you just need to pull the trigger.  Someone needs to kick you in the butt.  You're in danger of getting stuck in "analysis paralysis".  Just find the best deal you can, and do it.

You'll learn 10x as much from that 1st deal than you will reading, networking, books, and podcasts.  I promise you.

So you're doing multiple deals at once, and you've never done a deal before?

You can mitigate the lender's risk by having them in a lien position, having a lower LTV, or having experience (or a great deal). My guess is that you won't have any of these starting out.

I'm not sure where to start with this....if defaulting on a loan is even a remote possibility DO NOT DO THE DEAL.  Walk away.  I've lost money on deals a few times, and no matter what my lenders get paid back every penny.  No matter what.  

I think you should really rethink this.  Do one deal at a time (for now).  I'd even recommend partnering with someone with experience on your first deal.  Your chances of losing money are much less.

I'd recommend not investing in the south side, unless you really know that market.  Work the market you know.
