How far away are you from Arlington Heights?  

BRRR's are hard to do. I did it on a single family property last year. I can tell you what you need to do, but it's not easy to pull off in my market (Chicago). Just a fair warning.

Yes.  I'm working towards getting 80% of my income from investments, and 20% from activities as a realtor.  The agent/investor is hard to come by.  I heard that 40% of agents don't own ANY property (including their primary residence).  If I'm successful at investing then it should be pretty easy to sell a client a rental property just like I would buy.
