I'm selling a flip in the south suburbs right now (I'm literally at the closing table).
Having your dad as a GC is a good start, but it's only 1 of the 4 phases you need.
Make sure you figure out: how to find deals, how to fund deals, and how to sell them.

Find a local mentor to help.
You'll make mistakes no matter what. So I agree, it's probably best not to put too much of your capital into your first deal. Make your mistakes, learn from it, then buy another one.

Go to a bunch of real estate groups, and the networking events in particular. There's usually a handful of agents there. Make sure to find the ones that actually own rental property (not the accidental landlord either).

I just found out that there's a secondary market for hard money fix & flip loans. That's scary! It's a sign of the times...

FInding people that want to rent a property is easy.
Knowing how to screen tenants is a skill. Hire a realtor who specializes in investment properties. It's worth every penny.
