I'm not expecting you to put this info into an answer but the first two are crucial.
Why do you want to invest in real estate?
I want to invest in real estate because I believe that it is one of the few investments where research, due diligence, and experience directly correlate to the quality of your investments. Also, I don't know any wealthy people that aren't invested in any real estate at all, so I figure there's something important here.
What are your goals?
I'd like to do a minimum of one house a year and reach a 7-figure net worth within 5 years
How much time do you have?
I have the weekends and around 4 hours every weekday
How much money do you have to put into your business?
Pushing 5 digits by the end of this year, however I feel that initial investments could be easier if I utilize VA Loans properly
What's your credit score?
Good category

Of course I understand that there will be challenges and hiccups in any investment, especially a first time investment (that I am all inclusive of), but I would like to mitigate those risks.
If I found what I believed to be a good deal on a much larger property, I might consider it against a smaller investment. However I have no way of gauging if I have assessed risk appropriately, and I find that unsettling.
As of writing, I am primarily interested in SFHs, but are there investments that are just better across the board for beginners? Even purely for the educational benefit?

As the title states, I am looking to discover what real estate investors (potential mentors) find valuable in a relatively inexperienced individual like myself.
I want to provide as much value as possible in all the right avenues to develop the most opportunities and relationships that I am able to.
I'd also like to physically interact with and meet these investors, so I've decided to start attending local REI Group meetings and reaching out to those I know to identify people who may be able to point me in the right direction. I'm not entirely sure if I'm going about this all correctly, but I'm absolutely more than willing to work weekends and around mornings to understand this environment.
I've compiled a quick list of what I could potentially offer investors:
- Technological support (hardware or software)
- Extremely persistent
- Willing to succeed and more willing to fail
- Willing to do manual labor
- Will work in exchange for the opportunity to learn
I am an enlisted member of the United States Air Force (VA loan eligible) beginning my 20s and will do anything to learn. If there are any resources that I should explore beyond this website or those similar or any good books to pick up, I'd love to hear about them.
All thoughts, comments, opinions, and any advice is more than welcomed and definitely encouraged!
