Hello @Dyanne Sikalos 

I am relatively new as well but have been marketing to Pre-Foreclosure for about a month now.  Not a huge campaign but working it nonetheless.  I have found pre-foreclosures on Zillow and List Source.  So far I have sent Post Cards and Yellow Letters, and I have used Facebook Ads to market to the zip code I am currently targeting.  

There are plenty of resources on this site if you're just looking for educational resources.  The podcasts are an incredible resource.

@Jeff Plair Awesome, glad to hear you made that first move.  My direct mailers went out today so we shall see what that generates.  I have also been marketing on the internet hopefully as a measure of repeat touches.

I would have called 911.  You followed all the rules and it seems that someone has a medical emergency.  Even if she is an alcoholic who is passed out drunk she obviously needs help.

I would have a contractor take a look at it.  Not from VT but I have already lined up some in CT who are more than willing to take a look at properties for me since I am not an expert on estimating repair costs.  

Do you have buyers lined up already?  Something I would consider.  

Best of luck, hope you get it to work.  I am still waiting on my first deal, marketing to pre-foreclosures.

After reading through the other responses I'd go with concrete as well since other than the cost there seems to be very little in difference.  Good quote on the install..where can I find contractors like that..lol.

Post: One LLC or Many LLCs?

I was taught there should be one parent company (corp or llc) and then an llc for every rental property.  The owner of the rental property llcs would be the parent company, not you personally.  Flipping/Rehabbing/Wholesaling would be done under the parent company.

It does not cost much to form an llc and the process is pretty simple.  This is the route I will be taking for tax and protection.

This is likely a scam.  I was in IT for years and developed a knack for sniffing out scams.  Cashing a check like that will likely lead to loss on your part.  Ask to meet them in person on Wednesday.  They can send a check which you can hold but don't cash if that is a legitimate concern of theirs.
