Most agents should be fine working with someone that is remote (my wife included and is an agent in King County - PM me if you want an introduction). What they care about is if you are serious about buying a property, going to work with a lender, get approved, and be ready to make offers. They're fine doing the extra legwork for someone that is remote if they are serious about buying.

I would also like to know a review about REKI. I only see one post about it by the creator which is his only post.

For what it is worth, I know someone who signed up and is a month in. She is happy with it so far. I networked with them at a local REIA and showed them a couple of my flips on the Seattle Eastside. In our discussions, the information she has learned is solid. It is a structured education program with weekly coaching. I warned her about upsells and she said they don't do that.

My take from my limited info about them is that they provide solid information and coaching. That information could be learned by attending REIA's and reading books, but if you want the organized education and coaching then it could be worth it.

REIAWa and REAPS are the two big real estate investing clubs. There are several meetups like Fixated which is one that I go to. Many businesses have meetings based on what they are doing as well and you can find most of them at the REI clubs or meetups.

Scott Hildebrand advertises at one of the local real estate investing groups, REIAWa. If you are a member I believe you get a discount.

An LLC isn't required to start investing. In some cases, it can be a hindrance. For instance, I bought a property to rent in an LLC all cash with the plan to refi it after 6 months (some repairs and seasoning period). But now I have to get a commercial loan because residential loans won't lend to an LLC even with a personal gaurantee.

Many of us have favorite CPAs and Real Estate Agents myself included. If you want any referrals let me know.

If you share more details about what type of investing you plan to do I could tailor my advice better as well.

@Bob Razler it sounds like you are trying to do something similar to what I am doing. My SDIRA research so far is:

Just because the annual fee is higher doesn't mean I won't use them. They all have different specialty's, experience, and other fees that aren't part of the annual fee. My favorite from the 3 I've talked to so far is RealTrust IRA Alternatives.

I'm focusing on SDIRA custodians that allow LLC checkbook control. Equity Trust is only on the list because I use them currently. Custodians that do not allow LLC checkbook control do still allow you to invest in an LLC with a manager that is not a disqualified person. That is what we are currently doing to flip some houses using my IRA money. If you have any questions on that let me know!

I'm in the Greater Seattle area and found private lenders from talking about real estate and my flip projects all the time. When people want to know more, the costly hard money comes up and a few people were interested in lending. It wasn't until after we had a few successes. I look forward to when we have enough private lending to no longer need hard money. I hope that helps! Scott
