You’ll have to forgive some of my inexperience in the judicial versus non-judicial process here. Everything I’m used to is from back in Texas where a foreclosure proceeding has to be files with the county courthouse prior to auction.

With the non-judicial is that just the lien-holder(s) exercising their right to call the note due without any legal process?

I just came here from Texas where the notice of trustee sale was posted anywhere from 60 to 14 days prior to the public auction on the counties website. Almost all the postings would actually hit in that 30-45 day window which usually gave us plenty of time to contact the owners about selling for cash prior to the auction.

Here in Hawaii I can’t find anything on the county courts webpages for public filings and the Star Advertisers listings don’t allow for historical data pulls, at least from what I can see.

I would like to make an offer to the owner prior to auction and without dealing with a realtor and it seems.

I've never purchased a property at auction. It just takes diligent marketing, and the auctions are only one place to find deals. That's the never-ending game of flipping - marketing for deals and raising capital to buy them, rinse and repeat.

Been on island for a little over a year now and did some wholesaling back in Texas before coming here. I’m interested in learning more about the Hawaii market and connecting with investors on island.

Just a thought but is the idea of finding a home and doing owner/seller financing something you have looked into?  Do you have a time frame for needing to move?  

Being able to buy a home with the existing financing in place and you using the money you have saved as the down payment to the current home owner is an option I know friends have used. They have been able to buy a home with less money down then refied under their name down the road once they were able to.  It just requires more work to find homeowners who would be willing to do so and limits the amount of homes you can pick from.  

Bob that seems to be the Austin market in general. I know plenty of wholesalers that have their exclusive buyers and it can feel like a closed network to newbies. Continuing to network and joining the different meet up groups for real estate is the fastest way I was able to build up my network in the area.
