Hello, was curious to what folks do when they get prospective tenants who are either college students or grad students. I would assume you have someone (e.g., parent) cosign for them assuming they aren't making the necessary income? Or in the cases of when they get federal aid or other student loans do you just verify that loans are stable? I do not own typical college housing but received a couple applicants from grad students who receive most their income from aid/loans and haven't seen this before. Thanks.

Thanks guys, great info! I just always assumed people would want a day or two to decide. Also, had thought about doing a few times throughout the week but with covid-19 it kind of killed the idea for me. Will keep it in mind once things are back to normal.

Hey everyone. I am trying to rent out a unit for the first time and was wondering on average how long someone waits to notify you that they want to proceed with the application process after viewing the unit? I have had a lot of interest in the property and folks come visit it, say they really like it, then a few days go by and I don't hear anything. I'm trying to decide if I should lower the price or wait it out to hear back as I get that prospects are viewing other properties as well. Any advice or experience you can share in this area?

Has anyone heard of this before? We are renovating a unit and a plaster wall or two has some water damage and the contractor said it needs glidwall and gave us an estimate of $2,600 to fix. Seems crazy high to me. Said without it the wall won't hold. We've used the contractor before and they did a good job and seemed like good people though price came in a lot higher than expected. Not much on google about it which makes me think there should be some other alternative.

@Kris Wong What kind of rate do you get if you don't mind sharing? They offered me a full service rate 25/50/75 percent for each additional 1 load/day. This is a 3 unit. I've been trying to figure out if this is pretty standard. The prior agreement was straight 50% split. Seven year deal which I don't love but have heard they aren't that difficult to get out of.

Re water, just call Cincinnati water works, they will give you the previous bill amounts.

Bumping this thread as I'm now looking for a good plumber. Preferably one that knows about separating gas lines and boilers. I'm not sure if it's typical for plumbers to know a lot about furnaces but I thought they did. If not, if anyone has recommendations for someone who is very familiar with boilers (maybe in addition to separating gas lines).

@Colleen Pelliccia-Lavin - I'm definitely getting better at it by analyzing so many properties. Still haven't purchased one. Put multiple offers out there but haven't landed any. I'm being particular to not overpay, probably too particular. But I have a pretty good idea of the neighborhoods. Happy to chat!
