@Sherman Lau I know this post is 2 years old but have you thought or looked into being a passive investor through syndication? It's a great way for you to grow your wealth and not take a whole lot of your time. Would love to connect more if you have any question in finding good sponsors.

@Prolet Miteva I would side to the conservative side and assume your net worth on what your initial investment was. Once sold like others have mention your able to use those sale proceeds as contribution to your new net worth.

@Rebecca Graziano  Determining a good deal from a bad one is subjective in regards to the numbers. The first thing I would look at is the sponsor. Do you trust them? Track Record? Do a background search, etc. As far as vetting the deal, you want to be asking questions on

  • rent growth projects 
  • cap ex budget
  • who the pm company is
  • acquisition fee
  • asset mgmt fee
  • disposition fee
  • construction fee
  • taxes
  • t-12 vs proforma year 1
  • reserves

This will give you a pretty good start.

@Tyler Kastelberg I think a good VA goes a long way. Finding a good one.. easier said than done. Contact Neil Bawa for finding a good VA he seems to have a good process in place.

@Jim Growfer something like this may get your further and taken more seriously. I am looking for a 1980-2000 vintage asset in the south to southeast side of Houston, Texas. Must be a C+ to B+ class asset thats stabilized with some value add play to it. Pitched roofs preferred and I plan on using XYZ management company for this project.

@Anders Jax you'd have to be part of the GP to get paid. Each GP structures deals differently.

@Andrew Hinton I would say it's more about you than the deal. Everyones heard it but people invest with people who they know, like, and trust. I takes time to get to that point but more effective than jamming a pitch deck in their face.
