Hey @Austin Mulhern,  I think with renting in Nanticoke you really need boots on the ground.  Someone that can be there when something goes wrong.  As for evicting the person living there your dad needs to give them a 30 day notice to vacate the property.  When they don't he will need to file a case at the magistrate office.  I don't recall the waiting period but is fairly short, a hearing can be held and the person evicted.  Now it might take a sheriff to actually get them to move out.  I would expect it will take a good bit of cash to make it livable again.  If the person does not care to pay rent I doubt they care about taking care of the place.  

If its really worth 150k and you can get it for 47k then that's a good deal.  Even if you just turn around and sell it.  Just a thought here,  If you put in the effort to sell it as is then just split the profit with your dad just to keep peace in the family.

I never made that call. As I understand the property has been sold. There has been a small amount of work done to it.

@Jackie P. yes I am still with Madison. I'm happy with them as there customer support is good. Very responsive and helpful. Because of being setup with with an LLC I don't have to contact them often.

My sister-in-law has a 4 acre field that she rents out to campers through AirBnB.  She is located near by to a state park with some very nice hiking trails with water falls.  All sites are primitive, no electric or hook ups, with a porta potty off in the one corner.  Seems to do very well in the summer.  I'll have to cheek to see if she uses hipcamp.

It's encouraging to here these long term investors talk about owning property non-leveraged. I'm new to this game of REI and my one property is owned debt free.

Also interesting to note is there are no comments stating how dumb it is to not take the equity out of your real estate.  Either those commenters respect the long term investors posting or they are to nervous to even think about how great leverage is?

Be happy applicants 1 and 2 came along before 3, 4, 5, and 6. 

With a signed lease it sounds like you are already committed to applicant #1.

What bills are in question?  Who's name or names are those bills in? 

It seems to me that since each tenant has their own lease the bills should be in your name and they pay you for those bills or add to rent.

Just a follow up to what happened. 
The landlord reimbursed the full amount. Very thankful and pleased.
