Congratulations James! BTW, what is this @Persons Name thing everyone is using?

I have my license but haven't joined a brokerage yet. I work full time so probably won't use the license to sell/buy for others much but plan to use it for my investing. Also, I want to see if I like being an agent. Want to find a brokerage that doesn't charge much even if my commissions are less.

Hi Mike

I've invested in Odenton and Crofton the last 2 years. These are not the greatest cash flow areas so I probably wouldn't recommend them. But I have great tenants and luckily I bought in the last 2 years and obtained almost instant equity since housing in general has gone up. But now I've got to get more savvy and go for cash flow. So I'm in the same boat as you - looking for the better areas for better cash flow. Time to hit the meetings I guess...

Called AAA and they can't make it Pitt till January 7th. Hope this doesn't kill the deal but it just might.

He gave a very good estimate that we can take to the buyer. Now I need someone to diagnose a possible leak from roof to ceiling of garage. Know anyone who can do that?

Closing is set for this Tuesday but there's some evidence water leakage in the garage where the furnace metres the ceiling. Realtor can't find anyone in the whole darn city to diagnose it with her. She said she would spray water on the roof if someone could see where leak is coming from. Need ASAP!

Hi Mark

Here is a link to it on zillow. 1728 square feet with 2 car garage. The thing is that I don't know that it really needs to be redone completely. The inspector noted some damage and the stucco company wanted to replace it all. Here's the link:

Thanks for the replies. The agent and i will be talking today about this. Also, getting other quotes. I'm not in Albuquerque to do the job myself (DIY) but had a resurface stucco of another house in ABQ for around 2000.

I am selling a house in Albuquerque and the stucco company hired to patch up the stucco is saying I must redo the entire house due to an inferior job at a cost of 12,000-14,000. This was quite a shock. The house was built in 2005. I don't know if I'd have re-course from the builders or what to do. Maybe just put it back up for rent and worry about it later. Strange because I know similar houses in the area were sold and I don't think they had this issue. I don't know for sure since I live in Baltimore.
