Maybe circle back with the inquiries and ask them why they passed on the deal.  That would help you understand what needs to be changed.

Seems reasonable but I don't know the area or comps.   Have you advertised on other mediums like CL and FB.  Word of mouth.  Is your RE agent helping to get the word out about the rental.  

This is a great story.  @Caleb Korzenowski how much DIY experience did you have before this job? I have very little but do have a handyman/friend that I would love to do a rehab with. For my first deal I am torn between doing a BRRR with my friend or just trying to get a reasonably priced ready to go rental.

IMHO Gold (GLD or physical) is a good non-correlated addition to a person's portfolio.  I have anywhere between 5-10% allocated at any given time.  I also own REITs and will be investing in properties soon.  Diversity is the key.   My 2 cents for what it's worth. 

I don't see an issue in having bitcoin, etherium or litecoin as part of a person's 5% speculative portfolio allocation. And accepting bitcoin as rent wouldn't be a huge deal if you handled it correctly.  Ask for a premium (+10% or so) and exchange it for fiat currency (USD) when you collect it.  It's very liquid.

Thanks so much for the response.  I was looking at attending the July 10th meeting in Appleton (I am in Neenah).

A meetup would be great as well, however at this early stage in my adventure I do not have a lot to offer you.
