A person can always find a reason to put off investing. Most of the people that are waiting for the perfect moment never get it or are too scared to jump in when the moment actually comes.  If you start now and gain some experience you will be in much better shape and have more confidence during the eventual downturn.

The Real Estate market in someways is like the stock market.  Both markets go through cycles. Just as it's a losing proposition to throw all of your money in at the top of the cycle it is also a losing proposition to try and time the market and wait for "the perfect time".  As a newbie to real estate investing (but very experienced in stock market investing) my plan is to take my time and make the first purchase the good deal.  I won't wait for the 2008 "once in a lifetime deal" and won't settle for a "fair" deal.  If you follow this philosophy and keep investing over a long period of time (10-20 years) by dollar cost averaging you will end up with a handful of singles/doubles and be content that you didn't strike out at the top or never got started because you were waiting for the perfect pitch.

Screw the cycle, buy on fundamentals. My last 2 deals were off the MLS and I got pricing right where I wanted it. Learn to negotiate like a pro. The money is just a tool.

 Save the $2k and use the local libraries.  I typically have 3-5 books on hold at any given time but just can't read them fast enough..

There are a number of inverse and leveraged inverse ETF products available should you decide to bet against the REIT sector. DRV, SRS, REK. Personally I would rather stay with the momentum and invest in real estate (VNQ) and maybe short something that is under performing like energy or commodities. MHO
