I am using it to add value to my current rental and hopefully lower the maintenance costs.   New appliances, better flooring, etc.

How would you determine if a dishwasher is needed?  My first rental doesn't have them so I am curious. I assume it would help keep existing renters and help rent it faster.  Is it something that would help justify a rent increase?

@Kyle Swarts It's hard to give a great opinion with what is provided.  My general statements would be if it's listed to the general public and still available that it can't be a smokin' good deal. Not saying there aren't ok deals available that are not off market but it's not common. Are the comps you are running for the same SQFT?  I would try and run the deal by a local real estate investor who has come a similar rehab.  For me I always default to "pass" unless everything lines up perfectly and has been confirmed by other people I trust.  We are coming up on a time of the year where better deals should be appearing.

@Ronnell Burnett Everything that I have read in the forums says the seller gets to claim the depreciation since they own the property until you pay it off.  Not legal advise so take it for what it's worth.
