Michael Sedillo Thanks for the article Michael! I definitely would love to take advantage of the 4 revenues of rentals vs reits (principle pay down etc) Problem is I live in NYC and it's not possible to do rentals in my back yard which leaves me with the only option of "turn key" - which I'm Not really liking compared to reits. What you are proposing however is more interesting - to be in from the start on the buying of the distressed property and making money on the equity built in the rehab rather than being the one buying the "flipped house" Question is, who do you trust. That's really the issue.

At the end of the day if you can only do "turn key" - is it worth it?  Seems like there are lots of scammers out there.  I want passive but wondering if REITS are a better option UNLESS i can actually invest in rentals in my backyard.  Thoughts?

Thanks for all the replies!  What is a realistic Cash on Cash return from turn keys?  I'm always so weary of getting scammed as there are so many "salesmen" types out there.  Can anyone recommend reputable turnkey providers?  I am thinking turnkey to get started and then do more on my own.
