It all depends on what you're looking for with your cash flow deals. Nashville is super hot and very saturated with investors. Clarksville has some of the cheapest properties in TN and there's going to be a reason for that. It doesn't attract the same type of people as Nashville and there are a lot of foreclosures because of Ft Campbell. I'm not sure of youre thoughts on it, but South and East of Nashville have a lot of potential too
