@Jesus Quebrado You need to decide whether you want your money tied up or not. Using a HELOC loan will help you fund a flip, but your money will be unavailable for other deals. Using a hard money loan is another option that you could use to leverage into another deal faster. It's just my opinion, everyone has their own methods.

@Pascual Torres I wouldn't over improve, but have you looked how the other rentals look in the area. You want to stay competitive, but remember renters can damage things, so I would make it attractive, competitive, but as standard as possible.

I agree that the use of neutral colors is the best route. Do you have a stipulation that the renter can/cannot paint the interior of the house? If you do allow it, do you require them to repaint when their lease expires?
