Hello @Cecile Poyet be careful of listings on Zillow, not all of the information is accurate or up-to-date. My humble opinion is to work with an investor friendly Realtor to verify that the property is actually for sale and the price history of the listing(s). (Also, 'Zestimates' are not that accurate). I often have house hunters contact me with a property they found on Zillow, only to find out they were not actually for sale. 

Again, this is my opinion and others may have had better experiences.

I like to charge a $25 per pet per month fee, also a $200 pet deposit. This will usually offset any damage by the pet(s). While many will charge 1st, last, and security to move in, I like the 1st month and 2 security deposit option (in lieu of the last month's rent). Damages can be deducted from the security deposit(s), which could not be deducted from a last month's payment.

@James Wise It is sad that they're proud of not paying for a place to stay or anything for that matter. It never ceases to amaze me how much some people have the entitlement mentality and enjoy screwing over others.

I agree with @Theresa Harris the neighbors could look after the property. If you're rehabbing the property it may increase the value of their home as well.
