POH that are older have an extremely high CAPEX number . Just something to think about .When the homes get past 10 years of age . They become very costly and a huge liability . There is a reason why it comes with a maintenance man for only 11 houses . Owning only the lots is where you want to be .

@Ryan Clevenger if you put down plywood and then cement board . Remember the transition from your floor elevation entering the room doesn't change . Plywood plus cement makes for almost a one inch transition . I've had great success laying tile on half inch plywood in this scenario . Just don't use OSB .
