@Brian Ellwood Hi Brian, looking for a smaller multifamily for a buy and hold if it's a good deal, but also looking for larger multifamily opportunities to partner up with.  What size deals are you looking for?

Hi BP!  My wife and I are starting to look at multifamily investment properties in the Huntsville AL area. Interested in a value add property for cash flow and appreciation. Hi Dan,

Thank you for the response!  Yes, I wasn't sure if many people were actually using Neal Bawa's metrics and finding success with them.  I'm looking a lot in AZ and I don't find many properties that satisfy all of his criteria, so I didn't know if those numbers were realistic or not.  I'm sure COVID-19 will affect how the numbers look as well, but of course those are all just guidelines to help focus your investment search and nothing is guaranteed.

Thanks so much for the insight!  Yes, I'm open to anything value add, but I'm finding that properties with good positive cash flow are hard to come by.  Do you have any tips on where I can find some off market listings or do you know of any good wholesalers in the area?
