Price pont and intention are the questions. A buy and hold we'd likely leave and paint, a flip we'd probably remove it unlesd it was in like a basement or porch area.

Welcome to BP, we visited Panama last year, enjoyed our trip but ultimately decided not to invest.

Being a Managing Broker myself, I can tell you the hardest part of my job is dealing with other agents.  It blows my mind what others think is acceptable communication and work ethic.

That being said, it is against the law for them to not present the offer.  I would see if the listing agent is the boss (some states are salesperson licenses with the broker as the boss.  Some states are broker licenses with the managing broker as the boss)

I recently had to call the agent's boss about something and it was handled immediately.

I'll second this notion in the market I know we both run in. It is a continous struggle dealing with lazy agents and terrible communication. We recently complained directly to C21 headquarters and got an apology from the franchise owner. The agent finally called back but he wasnt getting 2 seconds of my time at that point. No excuse in this day and age for sure.

Congrats Keith, Your in the game which is better than 90% of the people who talk about getting in and your starting out hacking with an FHA, the best thing a newbie can do. We ve all overpaid for something at one point or another and we'll likely do it again but you've started the right way and it will pay off for you big down the road. Congrats

Without knowing any additional information this doesnt sound like a very good deal on the surface unless there is serious value add potential. 1% with milwaukee taxes....id second the recommendation to use the BP calculator.

Feel free to tell us where it is at in milwaukee and tye price. The milwaukee community is very active on here and knowing that would give us all a better idea of what you should be looking for, asking, or avoiding...

Great work Dawn keep it up.

Yes I just meant re-fi as a way to get your downpayment back out of it if you were able to add any value and get a better appraisal knowing you could use that cash to continue to scale. We are heavy into that right now and its really allowed us to scale quicker than we thought we could.
