Taking a 1.5 to a 2 bath is historically the biggest value add you can do to a 3 bedrrom home in any area. We dont have any rentals in this immediate area but Id expect to ask about $100 more a month for the 2 bath over the 1.5 in milwaukee, maybe a little more in better areas of town. As for the basement bedroom...a 3 bed to a r bed is an added value but not as much as youd think for a basement bedroom. It will help get more people in the door but the opinion of its location will be mixed enough that I wouldnt expect you could ask much more in rent or resale, again maybe some, but not much.
Can I ask why youve choosen a single family as a buy and hold? most multifamilies in MKE make more sense financially.

Afternoon guys/girls, hope everyone had a great holiday.
I am in need of a semi-budget friendly tile installer in the Lexington, KY area for a couple of our flips after ours has gone MIA. The first property needs 3 shower surrounds, a back splash, and a laundry room floor, the 2nd needs 2 shower surrounds and a back splash.

we are fliiping in mke now as well and what J scott said is true, so dont expect it to get any easier. Finding contractors has taken twice as long as we expected and the difference between the bids is astronomical. Go to the house for a day line up 10 different contractors to look at the same scope for different things. It was the only way we found people and much better than trying to convince someone to take 40% of their estimate...

i would limit.yourself to only listed internships, hunt down the people you think youd like to learn from or the places doing whatbyou are interested in and get in contact. I think getting your license is a good idea, if for no other reason than to learn that side of it. If you still cant get into one of those places maybe look to intership with a local commercial lender, many of them are investors themselves andf learning that side of it will be invaluable. Gl!

Keep looking....While a quick check of Zillow suprisingly finds similar ARVs, there are also much cheaper ones. In MKE you can simply do better....
Id agree with dawn, there are good areas you can find duplexes in the the 100-150k range, heights, bayview etc....if you want to buy in the 200k range then you might think about flipping a property so you can have a bigger down payment and be able to afford one of those.
Capital gains are what they are, put aside half of what you profit to make sure your covered next time uncle sam comes around.
Nonetheless, hacking is a great way to start and Milwaukee is an easy market to enter via that route. Gl.

Thx for the article nick it was a nice read. The title "Grim reality" is somewhat misleading as plenty of areas throughout the midwest can achieve the 2% rule including other areas of Milwaukee without having to go through that on a consistent basis, but that is the route that individual chose. To each their own....
