If you are diligent, consider interviewing up to 3 agents. As for how far ahead of the sale, just meet with a few and start the process. Apartment brokers understand the sales cycle is a long one of building trust. If you own an asset, you're not wasting anyone's time. I just listed and sold six units in Hillcrest for a woman I had been speaking with for over four years. When she was finally ready to sell, she hired me and I sold her building over the course of thirty days. MOST IMPORTANTLY, I would ask the agents to show a proven track record of multi-family investment sales. What is their strategy to get the most offers (equal to highest price) Too many inexperienced agents out there are able to secure listings and then fumble everything from marketing to dealing with litigious tenants. Local vs National means nothing in the computer age, the smallest brokerage has global marketing reach. Most 7 unit properties sold in San Diego are purchased by investors living in the area. There is definitely area and asset class expertise required to get the seller top dollar. Again, request proof of a track record. Go with who you feel comfortable speaking with, who is focused on YOUR goals, and YOUR success. Selling an apartment building in San Diego is not difficult, but a great agent would be more concerned about what your plans are with the proceeds like someone said previously.
