Michael (I'am not a lawyer) the issues lie mostly in how you communicate with others and the way you position yourself (law states that a person cannot basically perform marketing, renting , anything that a realtor would do for others. That's the kicker the for others. Keeping this concept basic and simple so long as your making everyone aware that your not a realtor, you don't work for buyer or seller only yourself then so long as everything you do is comes from that perspective you should be fine. Beyond that you need to find an investor friendly lawyer.

I would think that he is trying to cut you out. One way to determine this Terrance is tell him "sure I'll do that if you pay half or all of my fee for the contract first" F.Y.I my attorney told me that practically every contract is assignable unless the contract stipulates otherwise. My two cents.

Morning Isata,there's a saying "give a person a fish and they eat for a day, teach a person to fish and they eat for a lifetime." Well here's how to "fish" (hmm, that metaphor is really appliccable! ha!) for a title company.
1. Search title company Durham/ Raleigh / Chapel hill on google or white pages
2. Call down the list and use this spiel:
I’m a new investor in the area and I plan to make a lot of offers every single week and in most cases my offers will be deeply discounted and many times I’ll have more than one offer accepted at a time but I only have the cash to handle them one at a time so in those cases I have other partners that handle the overflow of what I can’t handle and then I assign the contract or double close. You do handle those don’t you? If the answer to that is no, thank them for thier time and move on.
Get fee schedule or their rate sheet
Also ask as " I’m always looking for partners would you provide a cash buyers list? And if so I promise to throw some business your way."
thanks Danielle I really appreciate it I actually already had one and I did a little research and found out what the specifics of the process was funny thing there was a guy on here that actually tried to sell me contracts for $50. a note to newbies beware there are vultures out here everywhere. you can get contracts free .
thanks for your response Anthony but I that's not what I meant. what I'm talking about is the actual process of selling or assigning the contract to the buyer I.e. Crossing out a signature and putting their name on the contract that type of thing. I did find the information thanks much

That's cool but the best way is just like you're going about it now, as an unlicensed assistant. While you may be able to find someone here ( you never know till you try right). I found my realtor to "work for" by meeting face to face at a mixer. Lashonda that angle is the absolute best way to go! If you can you should post in market place section under "Real Estate Jobs" as I think about it that may find a realtor for you, but you'll want to incentivise (hmm, not sure if that's a word) the arrangement by promising to pass on to the realtor deals you find unworkable.
Happy Saturday! Hey I'm getting close to that first deal! 1st properties under contract (a home and trailer on 6 acres) is kind of fizzling out. But I'm locking up my second property today.
I realized that I don't actually know how to assign or sell my contract to the buyer. Ha!
Could someone assist with this or direct me to where I can find this info?
