Are you going to manage other peoples properties as well? If so I'd suggest you do need a PM LLC.
If not, my advice would be to have really good insurance and save yourself a lot of hassle.

I've never used them personally just because I see the way they act. I've read more than a few terrible reviews, here and elsewhere though.

I think I figured it out. There's another building I've been eyeing, it's a 4 unit and it's on the other side of town. Beautiful old mansard style with good numbers. I think there's a fear of trying to do 2 rehabs at once.
I'm going to pass on this one until I know what's up with the 4 unit...

Talk to the renters first and make sure they want to do the deal. You'll find a lot of times renters want to be renters, even if you can lower the cost to carry to them. It's bizarre but true.
