Hello, 

     I have kind of a newbie question but want to get peoples perspective. I was wondering what others do when they make many offers and have more than one say yes and need to let one offer go. How do you set up a way to back out of the deal? Also what if you make an offer and during the due diligence you find out information that is a "deal breaker" for you, what do you do then? I am just trying to get as much information on this before we start to send out multiple offers. Thank you

Hello Everyone. I am a contractor in the Central Florida area. I am a seeking to start investing in buy and hold rentals, target on small multi-family. I have been told by some it is better to have your financing before you push your lead funnel. Others have told me to focus primarily on finding the deal, make an offer on paper, then worry about financing...would love to hear from those a few steps ahead of me to see what they think.

I am In the Orlando area, Craigslist if you are renting by room works great in the student areas.

@Jason J. I would say trust goes both ways, is it in your lease agreement for annual inspection? if so than you can just differ to that and tell tenant you are following through with agreement, which is keeping your word, which is building trust. As well, the fact is that it is your house and you are allowed to check on it for the well being of your tenants (make sure all is well for them) and your investment
