IMO - to perform well on social media, you need to pay for it. Facebook encouraged businesses to build their online presence by offering them un-throttled access to their fans, and now they've throttled the ability to reach that same audience for free. When you post on social, a very small percentage of your fans actually see your post - unless of course you pay to boost it. Here's an interesting article that explains it. For those who have had bad experiences with PPC agencies, I do a lot of interviews for PPC practitioners, who are miserable at their huge PPC agencies, managing 60 accounts (yes SIXTY) accounts per month. Do the math on how many hours a 40 hour/week employee can spend on each account INCLUDING the monthly reporting call, plus continuing education. What ends up happening is that you get attention the first month, and then nothing until you complain. You essentially pay someone to do less than you would have done yourself. Your client rep is then put on the phone to convince you that no improvement is an improvement, or that it "takes time". However, if you chose your Adwords agency based on price, you get what you pay for.

For December, seeking motivated sellers, we had a 9% conversion rate on Google, spending tens of thousands. 13% in Bing. I can't go into much more detail, without my client's approval. I didn't see anyone answer your question about conversion rates, so there you go.

Do the keywords include the city name, like "sell my house austin" or is it just "sell my house" Are you doing standard delivery or accelerated delivery? What is the landing page/destination url for these ads?

Where you rank in AdWords auctions is a results of bid price X quality score. if you go in too high, you'll likely have a very high cost per click & conversion due to driving up the max bid price for that auction. There are a lot of variables to consider when entering an auction, and if you're in a relatively competitive space, where you're depleting your budget quickly, I'd recommend you come in well under the 1st placement bid. If there are 500 searches for your target term a day, on a $150/day budget you could be #1 for a few hours, and pay $10/click for 15 clicks, or bid $5/click, rank #3,4 or 5, and get 30 clicks throughout the entire day. If you're answering phone calls, arrange the schedule of your ads around when you're by the phone. For mobile ads, you can implement click-to-call which means when the user clicks your ad on a mobile device, the phone dials you, instead of directing them to your site. I know the original post is old, but I'd be curious to hear how things turned out with your campaigns.

I'm looking for deals in my area. Wife and I are ready to flip our first house. Just received my pre-approval letter from a hard money lender. Looking to purchase a single-family home to fix and flip. I would like to purchase for ~100K with ~50K rehab. Area of 20 mile radius from Katy High School (6331 Highway Blvd Katy, TX 77494) keeps it close to my home, and preferred, but we can go further. Our primary goal is to accomplish a flip, we're not trying to set any investment records - just want to get from point A to point B, then evaluate the process. Would love to chat with any agents or wholesalers in my area with deals in my price range. Thanks!
