I have been house hacking a duplex I purchased for 350k for 2 years putting 3.5% down using FHA loan. I am planning on house hacking another multifamily putting only 3-5% down in a year. But I also have 100k I can put 20%-25% down on investment properties I would not live in. Is there a faster way for me to scale? My goal is 2k a month cash flow.

I have called the city and my land is unzoned. I am able to put up to 3 mobile homes on my land. I currently have one mobile home that was already on it when I purchased the land. If I want to add another one do I start by filing a permit for another septic tank with the city? If I get approved for a 2nd septic tank does that automatically mean I am approved to have a 2nd mobile home on my land? I just don't want to put a septic tank on my land then get told later down the road that I can't place another mobile home on the property. Any advice on where to start when considering putting more septic tanks on your land to add more mobile homes? As I said I have already called the town and they said my land is unzoned and I can have 3 mobile homes on the land in theory if everything else checks out.

Hello, I have 3 acres of land paid off outside of greenville,sc  it is unzoned and I called the city I am allowed to have up to 3 mobile homes on the land. The land already has 3 spetic tanks as it used to actually be a mobile home park back in the 70s. 

My question is how old of a mobile home is to old to touch and have moved I know about 1976 and up but say a mobile home that is built in 1980 that "looks good cosmetically" are the bones really worth having it moved onto my land is there a rule of thumb where investors usually won't touch a mobile home if its older then 1990? Because I would need to have the mobile home moved onto my land how old is too old pretty much and what is t he most you guys would pay? I was thinking most I could do is be 15,000-20,000 all in for buying the mobile home + moving costs + permit costs. Then I would seller finance the mobile home to my tenant and after they pay it off charge them lot rent on my property. Would love to hear what you guys have to say I already have 1 mobile home on the land that came with the property.
