@Justin B. You can evict them and they will lose their section 8 benefits forever through that HUD office (maybe the country?). This is actually a strong motivation for them, as section 8 is how they keep a roof over their heads.

@David Beard Thanks for the update. With all of the commentary on different building options, I didn't really understand how post and beam was different from a kit home, but now I grasp the basics.

One last question, how are you lining up buyers for these homes? You indicate a healthy demand. Are these coming from agents?

@David Beard Are there any specifications a contractor has to have to put up these types of homes or can any GC do it? There have been a lot of links floating around in the thread, linking to different manufacturers and even different styles of homes. Can you comment on which manufacturer you have been looking at specifically?

I am glad two people who have been through the program were able to answer. I have a couple of questions for you:

How much capital did you begin investing with?

How long after beginning the program were you able to go full time?

Have you found that PPR was a sustainable source of note deals, or once you began to scale, were you forced to locate other sources to improve yield and/or deal flow?

I understand that PPR runs a private placement to fund their business. Have either of you gone down that road or have you located other sources of capital to grow your business (self funded, borrowing, etc.)

I understand that answering capital questions over the internet can be tricky, so please feel free to either PM me or ball park it as you feel comfortable.

We have a remote CPA and use Quickbooks Enterprise for a non real estate related company. Whenever it comes to pay taxes, make year end journal entries, etc. we utilize a free screen sharing software called Teamviewer.

He logs in with my permission once a quarter and spends about 10-15 min making the necessary adjustments we previously discussed. It ends up working well and may be an alternative to purchasing QB Online and while having full functionality of the software.

Dealing with the call volume was my biggest issue as well. How has PATlive worked out for you?

@Jerry Puckett has spoke before on this topic and has a strong strategy on outsourcing this portion of the business.

However, I think that it shows two features are needed here on the site. Joshua Dorkin, am I the only one who would like a "sticky" and "view first unread" feature?
