Hello,
Does anyone have experience buying an investment as a “secondary home” or a vacation home as an investing strategy? Buying a secondary home allows for better loan rates and lower down payment but you need to “live” in the home for 12 days or 10% of the rental period in a given year - whichever is greater.
It would great to hear if you’ve personally had success with this strategy.

Hello!
Any investors out there having good experience with cash flow (~4% cap rate and above) on single family, duplex, condos with a purchase price of ~200k in any particular city? I'm looking to invest out of state and I'd like to know if you have personal experience finding decent deals in a particular city. Websites all over claim good cities for cash flow but its really all over the place and no website seems to be consistent.

I’ve been looking through the Austin area in Texas with a target price of ~$250-280K with 20% down.
With the general rental prices, I’m finding that it will be difficult to cash flow immediately. With cash flow being a priority have you seen the ability to immediately cash flow in other areas of Texas with this target property price?

I’ve house hacked my house and I’m now looking to invest out of state with 100K in hand.
My main area of interest is Texas - areas like Round Rock, McKinney, Rowlett, Georgetown, and Plano.
Is anyone familiar with any of these places and has advice for a semi-new investor? Do these areas cash flow well? I’m mainly looking at duplexes (or more) around the 400-500K range.

Hello there. I am graduate of the University of California, Berkeley with a bachelors of science in Civil Engineering. I worked for a general contractor for 4 years and now I’m working for a commercial real estate company, managing the set up and construction of real estate developments in the SF Bay Area.
