@Casey Waters Choosing a market for numbers is great, but I think you should also think about the quality of life and your personal interests, politics etc. If you like to ski, find a market on Utah or Colorado. If you are very liberal, don't go to Texas or Alabama.
It's a long slow game that you're looking to get into, and you need a balanced life in order to stick to it!

@Chris Hall hi Chris, which lender are you working with that offers a 90% HELOC on investment properties? I haven't seen this anywhere before. Thanks!

@Nick Rutkowski Pretty sure this is just a couple representatives looking to get credit for trying to give out free money, for when they need to run for reelection. No way would it really be considered in Congress.

@Anthony Wick the loan is recourse to your LLC only, right? Not to you personally? I'm working on borrowing for a Solo 401k Trust, and any loan needs to be non-recourse to me. Thanks!

@Trenton Miller yeah the horizontal part going under that window was the thing that made me concerned as well. If it was only the big corner rock, I would have assumed that it's just fallen off the wall.

@John Teachout Hi John, this is what I'm hoping to be the case. He didnt see any other areas where the stone was cracked off the walls of the house (and this stone is all around the house on the lower level, and the garage as well. The stone on the sides of the house are resting in the air above the concrete foundations, not directly on anything. Versus this, where the porch slab was right under the stone.
Would you think a contractor could tell me, or should I budget for a structural engineer to inspect?

@Sue K. Hi Sue, thanks, I think the builder put the stone on though, it's all the way around the house and up the whole chimney etc.

@Justin Tahilramani thanks, my agent didnt see evidence of cracking in the inside walls. He didnt mention doors hard to operate, I'll ask. Don't think he tried to open the windows.
