I have the CPA finished and have 2 weeks until I can apply for the license (1 year mark of experience in 2 weeks).

Nice to meet a fellow Big 4 Accountant pursing real estate.  Did you close on a multi family home?

Thanks for the advice.  I'll keep 10% in mind.  I am looking for a quadplex so that is good to hear about the larger number of units.

Great idea.  I will certainly utilize that tool when looking around for properties.  Is 10% a conservative number for property management fees?

Hey Everyone,

I am 24 years old with a stable day job.  I have a a sizable amount of student debt, but nothing unmanageable (under 20k).  I've been listening to the Bigger Pockets Podcast for a while now and have been trying to get my foot in the game but not sure how. 

As of right now I think the plan will be to look for a triplex or quadplex and do an FHA within the next 2 years. I am unsure whether I should pay off all of my student debt before I get into real estate. Also... my job has very hectic hours for 3 months out of the year (90-100+ hours a week). I assume I would most likely need to hire a property manager but I don't want my cash flow to be destroyed by one.

This is just a brief background about myself and my concerns.  I am willing to elaborate if anyone has an advice.
